For Greenleaf’s Costa Mesa and Los Angeles locations, we transformed existing commercial spaces into vibrant, full-service restaurants that embody the brand’s fresh, health-driven identity. Each project required a complete tenant improvement—stripping the interior back to its shell and rebuilding it to support a full kitchen, prep areas, cold storage, and comfortable dining zones. Structurally, our work involved reinforcing floors and framing to carry heavy kitchen equipment loads, integrating rooftop mechanical units, and ensuring code-compliant pathways for exhaust, plumbing, and electrical runs in spaces never originally designed for restaurant use.
Both locations demanded careful planning to balance back-of-house functionality with a warm, open front-of-house experience. In Costa Mesa, we adapted the structure to accommodate a large, light-filled dining area and patio connection, creating a seamless indoor-outdoor flow. In Los Angeles, the scope included modifications for a high-ceiling dining space and efficient service line layout, while working within tight urban constraints for deliveries, waste management, and customer access. Across both sites, coordination with kitchen designers, MEP consultants, and contractors was critical to fit everything neatly into the available footprint without compromising workflow or comfort.
