The LOT at Liberty Station is a new ground-up, luxury cinema and dining destination set within the historic Liberty Station community. Designed and built to deliver a premium moviegoing experience, the facility houses six screening rooms with a combined seating capacity of more than 400. Our structural design addressed the unique demands of theater construction, including tiered stadium seating, acoustical separation, and vibration control—ensuring every guest enjoys clear sightlines and immersive sound. The building’s structure was carefully planned to integrate the mass and geometry of the seating platforms while maintaining open, flexible spaces below to serve the operational needs of the theater.
From the start, the project required tight coordination between structural design, mechanical systems, and specialized theater equipment. The integration of concealed steel framing and long-span floor systems allowed for column-free viewing areas, while also supporting projection booths, lighting rigs, and ceiling treatments that contribute to the theater’s high-end atmosphere. Spaces beneath the seating were efficiently utilized for back-of-house rooms, storage, and technical spaces, maximizing the building’s footprint without compromising guest areas.
